As the UAE's building stock ages and use patterns change, retrofit and strengthening work has become a growing category of structural demand โ separate from new-build calculations, but governed by many of the same authority requirements. Every retrofit starts with a structural condition survey: a combination of visual inspection, material testing, and where necessary, an analytical model of the existing structure, used to establish current capacity and identify any distress, corrosion, or deterioration before design work begins.
Where a structure needs additional capacity โ whether from a change of use, added plant loads, seismic upgrade requirements, or visible deterioration โ strengthening techniques such as carbon-fibre reinforced polymer (CFRP) wrapping, steel plate bonding, or supplementary structural framing are designed to restore or increase capacity without full demolition and rebuild. This is significantly more cost-effective than replacement in most cases, but requires careful structural analysis to confirm the strengthened structure meets current code requirements, not just the code in force when it was originally built.
Retrofit projects almost always require authority resubmission, since any change to structural capacity affects the building's approved structural documentation on file โ which makes coordinating the survey, the strengthening design, and the authority submission as a single engagement, through our retrofit and strengthening service, more efficient than treating them as separate projects.
